Can a seller act as the lender in a home sale?

Yes. This is most common in situations in which the buyer has limited funds for a down payment and you own the house free and clear. In such a transaction, you finance all or part of the loan. In return, the buyer agrees to repay you at an agreed-upon interest rate, usually higher than market rates. Such an arrangement requires good credit on the part of the buyer, a sizable down payment and a precisely worded contract. Consult a real estate attorney to help negotiate the terms of the transaction and write the contract. Beware of buyers with shaky credit or who propose an unusually high interest rate

A pre-sale inspection can help you avoid surprises when a buyer conducts an inspection. It is especially advisable if you have deferred maintenance and repairs on your home. A pre-sale inspection gives you the opportunity to find out if you have any significant defect you need to repair or disclose to any buyers. Be sure to get a thorough inspection from a qualified inspector. If you are selling an older home, for example, you may want to choose an inspector who has experience examining older houses.
